    It's been a full-on couple of days, hasn’t it?! To me, it feels like we are being pranked by our Government as seemingly they can’t read the room. The £ has fallen over a cliff and is making its way to the bottom of the South Sandwich Cliff (deepest underwater trench in the Atlantic apparently). The Bank of England base rate continues to rise and rumour has it will increase again by the end of the week. Mortgage products are being pulled. Valuations are being hit by material uncertainty clauses… expect 10-20% drops because of this and then mortgage underwriters may downvalue it some more. Yet, through all of this, I don’t see any reason to throw in the towel, its just time to change your approach. Want to know how?   • Return on Capital Employed (ROCE)... what’s the deal?

    Return on capital employed (ROCE) is the % that I hear investors parsing a lot. This figure is your Net Annual Rent divided by the Cash you put into the deal less any equity you take out of the deal = ROCE as a %. Nowadays it's common for me to hear 50% or 75% ROCE employed banded about like it's some easy, risk-free thing to be able to achieve. It’s not. Easy is 10%-20% ROCE. 25% ROCE means you’ll need to make some tweaks to the building. 30% or higher means there’s some risk involved in getting more money out and that risk gets higher, the higher the ROCE. You need to decide what level of risk you are willing to take and whether you are happy to put in the leg work and potentially sleepless nights to achieve that higher ROCE… because remember, it’s tough!     If you are in the SSAS or commercial property world in the UK then I’m sure you’ve already heard of Alastair Hoyne and Finanze (agh@finanze.co.uk). He and his team have some awesome products right now… But, I’m absolutely sure you’re also thinking, interest rates are going up, lenders don’t seem to be as keen on lending on commercial and especially not commercial property purchased in my SSAS so how on earth am I actually going to move forward in todays climate. I get you, which is why I wanted to quiz Alastair on this. Questions asked were: What happens if I have a missed payment on my credit file, will I still get lending? Are there actually any lenders who lend to SSAS’s at a decent rate? What interest rate can I expect to pay on commercial property? How high do you see interest rates rising?     I thought that I’d have a little fun over the last couple of weeks and purchase something that no one would expect. I transferred some of my business profit into my SSAS and purchased a telephone box for £11,200 (plus fees of £1,250 inc VAT) in Central London. What am I doing with mine? I’m first renting it out to my Ltd company for £80/month and we’re going to do a little marketing/educational piece with it (which is why I can’t tell you exactly where it is yet).     This week I thought I’d bring you with me for the Deal Analysis journey and do a follow-along Commercial Deal Analysis on the podcast. ***This is a two-storey building in Richmond, North Yorkshire. Rent income per annum of £26,400pax, which is on the market for offers in excess of £295,000***. My due diligence: Sales comparables to see comparable yields Lease comparables to see market rent and lease term comparables Space for let comparables, just to see what’s on the market Looking at the current tenants' accounts to see whether they can afford the rent Reading the leases to see what the agreement is between landlord and tenant From this, I estimate what price I’d purchase at and what I think the potential value of the property could be if I implemented a regearing strategy.     Using your SSAS to Invest in Commercial Property. My inbox has been buzzing with this topic and so I thought I’d start addressing it. I’m a surveyor, I get involved at the point a client already has a SSAS and then wants to invest in commercial property. My job is putting together the property investment strategy and executing it. So, if you’re someone who doesn’t yet have a SSAS and wants one please make sure to speak to your financial advisor. Getting started: you need to make the decision to either hold the properties in your SSAS or in a Ltd Company. This informs the strategy. > In your SSAS we need to consider what lending is available. > In a Ltd company we have to consider how much your SSAS can lend, the interest rate at which it's lending, ensuring the SSAS always has the first charge, and then repaying the SSAS at a minimum of 20% of the loan per year, or repaying it all so the investor has enough cash to go again.
