Investors have been kicking this topic around for as long as I can remember.  Which is better for finding distressed properties?  Off market deals or the MLS? I suppose that depends on who you ask.   I know a lot of investors that get the majority of their properties off the MLS.  They have mastered the art of finding good deals. Some of them follow properties by days on the market, they create spreadsheets and wait for the seller to become a motivated seller. You know which camp I’m in. I love off market deals.
